This class introduces four key components of commercial sales transactions - broker, seller, buyer and contract.  Qualities and skills of what clients look for when utilizing the services of a broker will be identified.  You will also identify types of sellers, seller needs, types of listings and necessary components of a listing agreement.  You will be introduced to a marketing plan and marketing flyer.  Utilizing an example, capital gains tax consequences of a sale will be calculated.  

Key components of a 1031 Exchange will be discussed and you will calculate tax savings.  You will identify types of buyers, buyer needs and establish a process and timeline for purchase transactions.  Essential elements of a commercial purchase and sales agreements will be identified with discussion of other clauses.

Ann Cyphers

Ann Cyphers is president of Cyphers Brokerage Associates, Inc., an Atlanta-based commercial real estate firm. During her 30-year career, she has successfully negotiated and closed hundreds of leases and sales transactions. Ann has been a licensed instructor for 25 years teaching prelicense, broker, post license and continuing education courses.

Ms. Cyphers accomplished NAIOP's (National Association of Industrial and Office Property Owners) Million Dollar Club membership and Atlanta Commercial Board of REALTORS® Million Dollar Club. Ann has served on the Board of CREW (Commercial Real Estate Women) as Vice President of Community Affairs and received CREW's Development Deal of the Year Award 2004 and CREW's Shining Light Award. Ann received Ackerman & Company's Landlord Representation Award and has been featured in the Atlanta Business Chronicle's "Who's Who" List. Additionally, she has served on Dorey's advisory board and the board of Progressive Redevelopment, an Atlanta based affordable housing developer. GREEA (Georgia Real Estate Educators Association) recently awarded her The Outstanding Career Award.
